How escalation is calculated

The calculator compounds rent year over year by multiplying each prior-year amount by 1 + escalation rate. It then reports monthly rent, annual rent, and cumulative rent so you can compare longer-term exposure instead of only the starting rate.

Common mistakes

  • Applying escalation to the original base rent every year instead of compounding.
  • Entering the escalation rate in decimal form when the field expects a percentage (for example 3, not 0.03).
  • Using a fixed annual escalation model for leases that actually step, cap, floor, or tie increases to CPI.
